Student housing in France: leases, Visale guarantor and CAF aid

The chicken-and-egg problem

To rent you need a guarantor and a bank account. To open the good bank accounts you need an address. To get CAF you need a lease and a validated residence permit. The way out is Visale, a free state-backed guarantee that landlords legally must consider.

Getting a Visale guarantee

Visale is free, run by Action Logement, and open to students under 31 regardless of nationality. Apply before you sign anything: you receive a visa number that you give to the landlord.

• Apply online with passport, admission letter and proof of resources
• Approval typically takes 2–5 working days
• Covers unpaid rent up to 1,500 € in Île-de-France, 1,300 € elsewhere
• The landlord must accept it before the lease is signed

CAF housing aid: how much and when

APL/ALS typically reduces rent by €100–€250 a month depending on the city, your rent and your income. You can only apply once you have a lease in your name, a French RIB and a validated residence permit.

The aid is paid from the month after your application, so a one-week delay costs a full month.

• Apply on caf.fr with your lease, RIB, passport and residence permit
• Colocation is fine if each tenant is named on the lease
• Declare any change of address or roommate immediately

Where to actually look

CROUS residences are the cheapest (€180–€400) but scarce. Private student residences and platforms fill the gap at €450–€900, and Paris runs €700–€1,200 for a studio.
